You need to have your realtor request an extension of your contingency period so you can take some of the pressure off while you collect more information about what all needs to be done to the property.

 

Assess Costs

You need to assess everything in your own head and be realistic on what you think you can pay for and deal with in regards to the repairs. You may be able to ask the owner to fix the problems but this may in fact affect the price you are going to be paying for the home.

 

Bids

You should get at least three bids from contractors. You want to get this for your own information and so you can work with the seller on a price for the property. Some of the repairs may be able to be completed by a do it yourselfer which is definitely going to save a lot of money.

 

Renegotiation

You may need to have your realtor renegotiate with the seller if the costs are going to be a lot. The seller may be willing for pay for closing costs. Once things have been assessed, make sure you are going to be happy with the condition of the property.
